Terms of use

Effective September 2, 2026 · Version 1.2

These terms govern RenoVisions, operated by LLastMile, LLC, a Delaware limited liability company ("we", "us"). By subscribing to the service and using it, or by opening a private link we host, you agree to these terms. If you do not agree, do not use the service.


1. What RenoVisions is

RenoVisions produces visualizations. You give us a photograph of a property and a description of a renovation you are imagining; we produce an AI-generated image showing what that renovation might look like, and information intended to support a planning conversation about it.

A RenoVision is a picture of an idea. It is not a picture of a plan. It is not a construction document, an architectural drawing, a contractor's bid, a binding estimate, a property appraisal, a valuation, an inspection, a representation about permits or code compliance, or a prediction of what a renovation will cost or what it will do to a property's value. Section 6 and the AI visualization disclaimer say more about this, and they are the most important parts of this document.

2. Who may use it

2.1 Agents

The service is intended for real-estate professionals in the United States. We make no representation that it is appropriate or available for use anywhere else, and if you use it from elsewhere you do so on your own initiative and are responsible for compliance with your local law.

Anyone may create an account and subscribe; there is no invitation and no waiting list. To use the service you must confirm that you are at least 18, are lawfully able to enter into this agreement, and hold whatever licenses your jurisdiction requires for the real-estate activity you conduct. We do not verify licensure and do not represent that any user is licensed.

Your account is yours alone. You may not transfer, share, or resell your access.

2.2 Homeowners and other recipients

If you received a private RenoVisions link, you are a recipient. You do not need an account and we do not create one for you. Opening the link means you accept these terms and the AI visualization disclaimer as they apply to what you can see and do.

We have no relationship with you other than hosting the page. The agent who sent you the link chose to send it, chose what is on it, and is the person to ask about anything on it. We are not a party to any agreement, engagement, listing, or transaction between you and that agent.

2.3 Contractors

There is no contractor product, portal, account, lead flow, or referral arrangement. If a RenoVision reaches you as a contractor, it reached you because an agent or a homeowner sent it to you, and section 6 applies to what you can conclude from it.

3. Your content and your responsibilities

3.1 What you must have the right to upload

You keep ownership of everything you upload. You grant us a non-exclusive, worldwide, royalty-free licence to host, store, process, transmit, and modify it strictly to operate the service for you — which necessarily includes sending it to the AI providers listed in the privacy policy so that a visualization can be produced. That licence exists to run the product and for no other purpose. It ends when you delete the content.

You are responsible for having the right to upload what you upload. Before uploading a photograph of a property you must have permission from whoever owns it and from whoever owns the photograph, which is frequently not the same person — listing photography is usually licensed to a brokerage for specific purposes, and that licence may not cover this one. If you upload a photograph you were not entitled to upload, that is your act, not ours.

Do not upload photographs that show identifiable people, and do not upload anything that is not necessary to visualize the renovation you are describing. The service does not need a picture of anyone.

3.2 What you must not do

You must not:

  • upload content you lack the rights to, or that infringes anyone's rights;
  • upload content that is unlawful, defamatory, harassing, hateful, sexual, or that depicts a minor;
  • upload photographs of people, or of the inside of a home whose occupants have not agreed to it;
  • present a RenoVision as a real photograph, a completed renovation, a plan, a quote, an appraisal, or anything other than an AI-generated visualization;
  • use the service to make representations about property value, resale price, return on investment, or renovation cost that the service does not itself make;
  • use the service where doing so would violate real-estate advertising rules, MLS rules, fair-housing law, or your brokerage's own policy — including any rule about the use of AI-generated or altered imagery in listings;
  • share your account, sell access, or use the service on behalf of anyone who does not hold their own subscription;
  • attempt to reach another organization's data, probe or bypass access controls, guess or enumerate private link tokens, or interfere with the service;
  • scrape, crawl, or bulk-download the service, or use it to train a machine learning model;
  • attempt to make the AI assistant behave outside its stated function, including by embedding instructions in uploaded content or conversation text.

The service lets you create a private link to share a property and its RenoVisions with a homeowner. A private link is a key. Anyone who has the URL can open it — there is no password and no login. That is a deliberate design choice, made so a homeowner does not need an account, and it has a consequence you own: if you send the link to the wrong person, or the recipient forwards it, the page is open to whoever holds it.

You agree to send private links only to people entitled to see the property, to revoke a link when it should no longer work, and to tell us promptly if a link reaches someone it should not have. You can revoke any link at any time from your workspace, and revocation takes effect immediately.

The viewing life of a link does not expire until you revoke it. Any ability to contribute through a link expires seven days after the link is created.

4. Our content and the service

We own the service, the software, the interface, the RenoVisions name, and everything we publish on our marketing pages. Nothing here transfers any of that to you.

Generated images produced from your content are yours to use for the purpose you requested them for — discussing a renovation with a client — subject to section 6 and to the labelling obligation in section 6.3. We reserve no right to use your property photographs or your generated images in our marketing or public materials without your separate written permission.

5. Your subscription

5.1 Price, billing, and cancellation

The agent package is US$49 per month, or US$490 per year. The homeowner pack is US$20, paid once, for twenty visualizations on one home; it does not renew. Prices are shown before tax. Where sales tax applies, Stripe calculates it from your billing address and shows it before you pay. Payment is taken by our payment processor, Stripe, which handles the card details and issues the receipts; we do not see or store your card number. The subscription renews automatically at the end of each billing period until you cancel.

Where an introductory promotion applies, the first thirty days are free. We will tell you before the promotion ends, and the subscription then renews at the price above unless you have cancelled.

You may cancel at any time. Cancellation stops the next renewal and your access continues to the end of the period you have already paid for. We do not pro-rate partial periods, and fees already paid are not refundable except where the law requires it.

If we change the price, we will give notice before the change takes effect and the new price will apply from your next renewal.

5.2 Fair use, and the ceiling on it

The package is unlimited for ordinary professional work. There is a hard ceiling of 200 generations per account per calendar month, which exists to stop scripted use and shared credentials rather than to meter normal work. If you have a legitimate need above it, ask us and we will raise it for your account.

Automated rate limits apply to public surfaces.

5.3 What we do not commit to

Read the following as a plain statement of fact rather than as legal throat-clearing.

  • No service levels. There is no uptime commitment, no support commitment, and no response-time commitment.
  • No stability commitment. Features may change, be restricted, or be removed. Data structures may change.
  • No data-durability commitment beyond commercially reasonable practice. Do not use the service as your only copy of anything. Keep your own copies of photographs that matter to you.
  • We may end it. We may suspend or terminate your access, or the service, at any time. Except where a suspension is necessary immediately — for example a security incident, suspected abuse, or a legal requirement — we will make a reasonable effort to give notice and a reasonable opportunity to retrieve your content, and we will refund the unused remainder of a period you have paid for.

6. AI-generated output — the limits

This section is the heart of the agreement. The AI visualization disclaimer expands on it and is incorporated here by reference.

6.1 What the output is

RenoVisions are produced by generative AI models from your photograph and your description. AI output is probabilistic. It will sometimes be inaccurate, implausible, or physically impossible. It may show materials, fixtures, layouts, structural arrangements, or dimensions that could not be built, would not be permitted, or would not be affordable. It may silently alter parts of the property you did not ask it to change. Similar inputs will not produce identical outputs.

We do not warrant that any RenoVision is accurate, feasible, buildable, code-compliant, permittable, or achievable at any cost.

6.2 What the output is not

A RenoVision, and any accompanying information about scope or cost, is not and must not be presented as:

  • a construction plan, architectural drawing, or engineering document;
  • a contractor bid, quote, proposal, or binding estimate;
  • an appraisal, valuation, comparative market analysis, or opinion of value;
  • an inspection or condition report;
  • a statement about permits, zoning, easements, HOA rules, or code compliance;
  • a prediction of resale price, time on market, or return on investment;
  • a photograph of the property as it exists or will exist.

Any cost or scope information the service shows is planning guidance only: broad, non-binding, and not specific to your property, your contractor, your materials, or your local market conditions. It is not a quote and no one is bound by it. Real costs are established by a licensed professional who has seen the property.

6.3 You must label it

When you show a RenoVision to anyone — a client, a seller, a buyer, a colleague, the public — you must make clear that it is an AI-generated visualization and not a photograph. Every generated image leaves the service with the RenoVisions RV watermark burned into the file, and pages we host also carry a written disclosure. If you download an image and put it somewhere else, the labelling obligation travels with it and becomes yours; the watermark is how that obligation survives, and you must not remove it.

You are separately responsible for complying with any advertising, MLS, brokerage, or state real-estate rule governing altered or AI-generated imagery. Several jurisdictions and MLSs restrict or prohibit it in listing media. We do not monitor those rules for you and take no position on whether any particular use is permitted.

6.4 Decisions are yours

Do not make a purchase, sale, pricing, lending, renovation, or investment decision on the basis of a RenoVision. Anyone considering actual work should get a licensed contractor's assessment, and anyone considering a transaction should get advice from the appropriate licensed professional. If you show a RenoVision to a client, that responsibility is yours to convey.

7. Privacy

Our handling of personal data is described in the privacy policy, which forms part of these terms.

In the ordinary case, the agent's organization decides what property and homeowner information enters the service and is the controller of it; we process it on the organization's behalf. We are the controller of our own account, support, and analytics data.

If you upload information about a person — a homeowner's address, a note about their household, a photograph of their home — you are confirming you are entitled to do so and that you have given whatever notice the law requires you to give.

8. Suspension and termination

You may stop using the service at any time and ask us to delete your content.

We may suspend or terminate access immediately if we reasonably believe there has been a breach of section 3, a security or abuse risk, a legal requirement, or a risk of harm to another user.

On termination, sections 3.1 (as to the licence's end), 4, 6, 9, 10, 11, and 12 survive. Content is deleted after termination, except where we must keep it to comply with law or to resolve a dispute.

9. Disclaimers

To the fullest extent permitted by law, the service is provided "as is" and "as available", and we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, accuracy, and any warranty arising from course of dealing or trade usage.

We do not warrant that the service will be uninterrupted, secure, or error-free, or that AI output will be accurate, appropriate, or fit for any purpose.

Some jurisdictions do not allow certain disclaimers, and in those places this section applies only to the extent permitted.

10. Limitation of liability

To the fullest extent permitted by law:

  • We are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost business, lost opportunities, lost data, or reputational harm, however caused.
  • We are not liable for any decision made in reliance on a RenoVision or on any cost or scope information the service displays.
  • Our total aggregate liability arising out of or relating to the service is limited to the greater of one hundred United States dollars (US$100) and the fees you paid us in the twelve months before the event giving rise to the claim.

Nothing in these terms excludes liability that cannot lawfully be excluded, including for fraud, fraudulent misrepresentation, or death or personal injury caused by negligence.

11. Indemnity

You will indemnify and hold us harmless from any claim, loss, liability, or expense (including reasonable legal fees) arising from: content you uploaded; your breach of these terms; your use of a RenoVision, including how you presented it and to whom; your sharing of a private link; or your violation of any law or professional rule, including real-estate advertising, MLS, and fair-housing rules.

12. General

Governing law. These terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws rules. The service is intended for use in the United States, and we make no representation that it is appropriate elsewhere.

Disputes. You and we submit to the exclusive jurisdiction of the state and federal courts located in Delaware for any dispute arising out of or relating to these terms or the service.

Changes. We may change these terms. For material changes we will give notice by email to operational users and by updating the effective date and the version history below. Continued use after a change means acceptance. If you do not accept a change, stop using the service and ask us to delete your content.

Entire agreement; severability; waiver; assignment. These terms, with the privacy policy and AI disclaimer, are the entire agreement between us about the service. If a provision is unenforceable, the rest stands. A failure to enforce is not a waiver. You may not assign these terms; we may assign them to a successor in connection with a merger, acquisition, or sale of assets.
